METHOD & APPROACH OVERVIEW
These are two areas that are often not extensively discussed in an architectural presentation: time and money. These two areas receive careful attention in this office. We encourage our clients to ask questions about our process. The answers to these questions help establish the level of service provided by an architectural firm. Does the Architect prepare and adhere to a detailed project schedule? Is the construction manager's progress monitored to verify performance with the construction schedule? Can the Architect partner well with the construction manager in order to provide a realistic cost projection at the project's inception? Do they provide detailed updates during the course of the job? At John J. McKenna, Architect, adherence to these requirements is integrated into each project. Because of this, all services on all projects have been completed on time and within the set client budget, since the inception of the firm in 1988. COST CONTROL STRATEGIES: Each engineering consultant is allocated a specific budgeted amount based upon the project's complexity. This allows the staff to track each professional's performance and the allocation of funds. As the design progresses, detailed estimates are generated by the construction manager, itemizing costs of labor and material to verify conformity to the original projections. All cost estimates are reviewed by cost estimators that have a working knowledge of the Florida construction market and have successfully completed numerous similar projects. The format utilized directly relates to the project’s specifications and allows a quick analysis by material or system for each submittal.


ACCOUNTABILITY: Personnel are assigned to each phase of the projects as required to meet your schedule. An organizational chart submitted at the start of each project defines the level of involvement of the project team. Budget and schedule responsibilities are assigned to the project engineer for each discipline in each firm.
